Description

The following general guides were used to form the basic house design:

  • Build for resale as a family home but suitable for a retired couple. Built to allow aging in place – wide doorways and room access. Easy operating fittings.
  • Maximum energy efficiency – star rating – assisted by verandas and window placement.
  • Minimum management and operating costs. Brick and colour bond iron to avoid exterior painting. Solar power. Store roof runoff for garden watering
  • Three bedrooms and study.
  • Kitchen fully integrated into family room – dining area. Walk in pantry
  • Separate living room.
  • Living room and bedrooms segregated from main living/family room area.
  • Wide viewing windows plus stacker sliding doors in Family/dining room.
  • Large main bedroom with WIR.
  • Large laundry with rear yard access and allowing rear yard access to toilets without entering main body of the house.
  • External veranda areas for weather protection and outdoor living in all seasons. Rear patio are for summer outdoor living and as a cover for a 28,000L underground water tank.
  • Special features:- Natural stone feature wall in living and family room surrounding a gas see through “wood” heater. Feature grade native timber flooring except in living, tiled areas and bedrooms. Granite bench tops except in laundry.

Site Features

The following guides were used for the site:

  • Orientation to maximise views and seasonal sun benefits. Focus best views for the living, family then bedrooms.
  • Garage at street level
  • Level rear yard and as far as practicable in the front.
  • Minimum Street offset to maximise rear yard space.
